Home Watch services in Sarasota

Sarasota is The Reserve’s primary market alongside Lakewood Ranch, and much of the work here is with condominium owners: high-rise units Downtown and on the Bayfront, and mature associations in Palmer Ranch. Many are seasonal residents who are in and out of town throughout the year.

While you’re away, Kelly checks your Sarasota condo or home weekly, bi-weekly or as requested. Each visit is a visual inspection of the water heater, the cabinets under your sinks and the A/C, followed by a report through HomeWatchIT. Concierge services, from arrival and departure to refrigerator clean-outs, are available alongside Home Watch.

Where the association’s responsibility ends and yours begins

As an on-site condominium community manager, Kelly often explained to surprised homeowners where the association’s responsibility ended and theirs began when something like a water leak occurred. In Sarasota’s condominium communities that line matters. Before the first visit, Kelly reviews your association’s governing documents, so when something goes wrong you already know who covers what, and you have a local advocate who knows the property.

Palmer Ranch’s established associations

Unlike Lakewood Ranch, Palmer Ranch is a more established area of South Sarasota, with many mature condo associations, including Villagewalk at Palmer Ranch, Arielle at Palmer Ranch, Pinestone at Palmer Ranch and Botancia on Palmer Ranch. These buildings tend to be wood frame with older plumbing, which makes knowing the governing documents, the maintenance responsibilities and how the association is managed especially useful.
